in the Kissimmee area. Conveniently sited very close to the Disney theme park
complex, it ensures that your traveling
time is significantly reduced when visiting the Mouse and enables you to retreat from the parks midday
(should you wish) for a relaxing meal
& a refreshing dip before returning for the evening fireworks !
Our single-story home is one of the largest 3-bedroomed
villas & has over 1760 sq. ft. of fully air-conditioned living space.
The kitchen / breakfast area is fully equipped with
a full-sized range, microwave cooker, fridge-freezer with icemaker,
dishwasher, liquidizer, waste disposal unit, toaster, coffee maker, coffee
grinder &
'phone (free local calls)...
The master bedroom has a Queen-(UK King)-sized
bed, dressing table with vanity mirror, 5 drawer chest, twin bedside tables with
table lamps, a clock-radio & telephone. An armoire holds a 27" cable TV
& DVD player. A ceiling fan & patio doors
opening onto the pool area increase your comfort. There is a walk-in closet with
built-in digital safe for your security.
A separate laundry area contains an American-style washer, separate dryer and ironing
facilities.
Outside, the villa is set well back from a very quiet road on a large plot with irrigated
lawned areas front and rear. Our extended (35 x 45) pool deck is completely private, surrounded by
a fully enclosed garden with hibiscus and bougainvillea (to attract butterflies),
mature palm trees and
is privacy-fenced & not overlooked (please see pictures). The pool
deck area is fully
mesh screened to
exclude insects and faces SOUTH to catch all-day sun. There is a large lanai
with ceiling fan & lights, giving you the option of sun or shade during the
day and allowing you to extend your poolside time into the late evening. Palm Casual upgraded pool furniture
includes four deep-padded comfortable sun-loungers, a table &
4 chairs. Recent additions are a stainless steel gas grill (barbeque), pool
blanket + roller to retain pool heat and an assortment of pool toys
. The (optionally) heated / illuminated pool varies in depth from 3 to 6 feet
& is larger than average at 30 x 15 feet. The villa is fully valeted between lets by our local management
company, who are available 24 / 7 for your convenience and security.
Designed to
be light and airy, all rooms in the villa have cathedral
ceilings, with added skylights in the lounge. There are TWO deep-pile carpeted living areas,
both with ceiling fans, coffee tables with lamps and patio doors opening
out onto
a generously sized, fully mesh-screened private South-facing pool deck. Our family room has a
sofa and loveseat, cable-connected 42" plasma TV, multi-region hi-def. DVD & VHS video
players and a large selection of family-friendly films on DVD for your enjoyment. A separate living room has a
loveseat and sofa which can convert into a Queen-sized bed (if required) plus a small workstation with high speed
broadband connected
internet PC so you can keep in touch via email. There is a CD & DVD writer so you can safely archive your 'photos plus a
printer so you can print e-tickets/airline passes. Wireless (Wi-Fi), USB and
LAN (network) connections (with
a wireless USB dongle & network cables)
are provided for you to connect to the internet should you
prefer to bring your own laptop and surf by the pool !
Added to the normal hob kettle, we've provided an automatic electric kettle
& teapot for UK visitors !
A breakfast table in the kitchen area will seat 4
and the
connected formal dining room will seat 6 in comfort.
The villa has
ample cutlery, crockery,
pots 'n pans for 8 guests.
The en-suite bathroom has a
Roman tub, separate large shower stall, his 'n hers hand basins in a vanity
unit, a hairdryer & a separate WC. There is direct (wet) access from the master bathroom
to the pool area.
The second bedroom has twin beds for maximum flexibility, a walk-in
closet, 21" cable TV with DVD and VHS players & a bedside table with drawer
space, a lamp, telephone
& clock-radio.
The third bedroom again has twin beds, a walk-in closet,
14" cable TV & a bedside table with drawer space, a lamp & clock-radio.
Both are serviced
by a second bathroom with WC, bathtub with shower over, a single hand basin
in a vanity unit & a hairdryer.
Sufficient bed linen, pillows, blankets, comforters, bath, hand & poolside towels
are provided for your visit.
All bedrooms are deep-pile carpeted for your
comfort and the very quiet central
air-conditioning system was completely replaced with high-efficiency units
in January 2008.
For your infant, the villa has a large crib (cot) with mattress,
stroller and high chair.
Please bring baby's own bed
linen with you.....
Nightlights are provided to help youngsters orient
themselves.
The villa is licensed by the Florida Tourist Board for a maximum of
8 guests + an infant. As required, we have multiple
linked smoke
detectors, a carbon monoxide alarm, automatic escape lighting, a fire extinguisher, first-aid kit &
audible alarms on all doors with access to
the pool area so parents are alerted if small children open them !
The villa has a double garage
+ off-road parking for 2 vehicles,
it is situated exactly at: 28° 19' 48.95N - 81° 38' 13.57W.
